Paid property taxes. Man, can’t catch a break.

Paid for a bunch of maintenance and cap ex.

Paid the insurance bill in full causing a negative month.
october 2021 update (+$1,504)
Just added the Beast Jr - right next door to the Beast. This was a little bit opportunistic, as it was right next door to the other property and the owner reached out to us on Bigger Pockets. The price was fair, will cash flow well, and it’s mostly turnkey, so we pulled the trigger.
Not doing a BRRRR or anything fancy here, just gonna ride it out.
